It’s that time of the year when we get to enjoy an array of colors as spring ushers in a new season. As the real estate market typically blossoms in March, now is the time to seriously think about how we can use color to sell a home.

When staging a home for sale, color is the key!

How we work color into a staged home can affect how potential buyers connect with a home. We wouldn’t think it would matter, but emotions play a vital role in the home buying process, and that starts with color.  Color experts agree that colors have an impact on our feelings. Each color sends a psychological response to our brains. Some make you feel relaxed or energized, while others may even make you feel hungry.

Each homeowner is different, and we can never be sure what color will evoke an emotion. This is the reason we suggest starting with a neutral color palette. By using neutral colors, we can highlight the home’s unique selling features, allowing potential buyers to visualize themselves living in a space. Think of it like we’re enabling their imagination to work with a blank canvas that they can fill with their own color choices.

Walls and trim are the perfect places to neutralize color.

Shades of cream, beige, and white allow a home to feel bigger and brighter. Even if these colors seem a tad bit boring to you, remember we’re trying to let the home buyer envision their own color palette.

Once we’ve neutralized the space, now we can add splashes of color throughout the home to add charm and character.

A great impression starts at the front door.

Show-stopping colors like red, green, yellow, and blue can make an impactful statement when done correctly. Using colors that attract attention and create a stunning first impression can often lure homebuyers in the front door. Not all bold shades work well with your home’s exterior color palette or surrounding landscape, so it’s best to consult with a color professional if you’re unsure.

Homebuyers want to see some color.

Even though this may sound counter-intuitive to staying in a neutral color palette adding color in areas that highlight a home rather than overtake, it is just as important. It’s all about moderation and can, in all regards, make a home feel more inviting.

We can even use color to make a room look more appealing. Blue typically makes a room feel more relaxing and is perfect to use in bedroom areas. Orange, on the other hand, can make a space feel energized, and red is powerful and eye-catching.

By inserting color through art and accessories, we can add subtle splashes of interest by taking advantage of using the natural walls as a backdrop. A beautiful vase of flowers can add a nice touch to a countertop or coffee table. Colorful pillows or a pretty bedspread are great for adding soft color touches throughout the home.
 

One important thing to remember is we’re trying to highlight the home, not the décor, so use color sparingly.

Color can also be used to lead a buyer’s attention to unique home features.  A strategically placed vase of flowers under a pretty chandelier can draw a buyer’s attention upward. A colorful bowl of fruit on a kitchen counter can draw attention to a tiled backsplash, and even colorful books and art can show off a built-in bookshelf.

Color can also draw attention away from those less than appealing areas. For instance, maybe the view from a window is less than beautiful. Hang a piece of colorful artwork nearby to take the attention away from the window and into the artwork.

Use the thumb-stopper approach.

Keep in mind today’s buyer is Internet savvy and will use listing photos as a guide to schedule a viewing. Color can make an impactful statement in photos if used properly. We need to entice a buyer to stop scrolling and take notice. Home staging and, more importantly, knowing how and when to use color will keep your MLS listings looking appealing and keep a steady stream of homebuyers’ interested in your property.

Home Staging …the Window Shopping for Real Estate

The last time you went window shopping did you expect to see empty store windows, cluttered displays and haphazardly put together sales tables? Of course not. You were wooed into the store with beautifully choreographed widow displays and strategically placed sale items.

Selling a home in today’s market is much like window shopping. We’ve been conditioned by shows like Flip or Flop and Fixer Upper to expect to see picture perfect homes that spark our senses to notice every little detail.

A well-staged home is not optional anymore; it’s expected. 

In a recent study by the Real State Staging Association, they discovered that 90% of homes that were staged before listing spent less time on the market than unstaged homes.

Just like retailers know that a window display must catch the eye of a passersby, savvy real estate agents know that a home needs to be professionally staged and marketed to attract buyers.

A merchant will entice a buyer to visit a store with sale flyers and promotions. A savvy realtor will entice a potential buyer to visit a home with online listings.  This is all achieved by creating photos of beautifully staged rooms. The goal is to create the best first impression before a potential buyer steps foot into a home.

It all starts with a Home Staging Walk & Talk Consultation.

Often, most clients don’t know where to begin. They feel overwhelmed and aren’t thrilled with the amount of work and sweat equity; it will take to get their home show ready. So the Walk & Talk Consultation is a great place to start. This initial consultation will determine how much or how little work will need to be done before listing. When the consultation is over, they have a manageable to-do list that helps prioritize the process for them.

It’s true, selling a home can be daunting. However, enlisting the help of a professionally trained home stager will provide the assurance and know-how in marketing the home. This is accomplished by highlighting the homes best features and establishing its best selling points.

I often explain staging like this.

A well prepared and staged home will sell quicker and for top dollar.  Staging entices a buyer through beautifully decorated rooms that show well in online listings,  social media, and open houses.

But more importantly, it provides a buyer with a move-in ready home.

In the real estate market, buyers are busy and don’t want to purchase a home that has a never-ending list of home improvement projects.  They want homes just like they have been conditioned to see on television and online.  They want a home that is move in ready.

What is a Vignette?

Vignette staging is a terrific way to stage a home to create buyer appeal and save the seller time and money.  This is a great way to create the right atmosphere and mood with just a few accessories.

You may be wondering, “What is a vignette?”

Vignettes are small scenes that create a focus, set a mood, and describe something in a brief but elegant way. Vignettes give the potential buyer reason to linger in a room and use their imagination to glimpse the “lifestyle” that can be theirs if they purchase your home.  They can be especially valuable in rooms that need a focal point or are lacking interest. They also show a potential buyer how a space might function or be used in areas that are not easily defined.

These vignettes are not typical, typical is blah and ordinary. It’s important to think outside the box and create eye-catching displays that will “WOW’ the buyer.  Vignettes need to make a great first impression and entice the buyer.

Porch or Desk

  • Set out a glass of iced tea with the newspaper and a pair of sunglasses

Back Yard

  • Set up a game of croquet in the backyard.

Kitchen

  • Set up a Mommy and me baking/cooking display
  • Create a tea party display (see the above photo)

Family Room

  • Game night-set up a puzzle, a board game, or a hand of solitaire.
  • Movie night-popcorn, movie candy-place a bowl of popcorn, a video and a couple of cans of soda on a coffee table.

Dining Room

  • Set up a wine tasting party display
  • Create a birthday party theme-Place stacks of china out on the dining table with a floral centerpiece and wrapped packages.

Master Bedroom

  • Create Elegant Evening Out / Opera night:  Place black gloves, a pearl necklace and a black evening gown next to opera tickets and a playbill program
  • Romantic lighting, Tiffany box on the pillow

Laundry Room

  • Stack white towels in textured baskets

It’s so important to create enticing vignettes when staging a home.  As the seller, the feeling you will want to foster in a buyer is comfort, happiness, and stress-free living. Vignettes are a way to reinforce this response. Vignettes bring in more offers, and help to facilitate a quick sale.

‘A Diamond in the Rough’ – A Home Staging Story

In the Urban Directory, a “diamond in the rough” is defined as this

Something that has hidden exceptional characteristics and/or future potential, but currently lacks the final touches that would make it truly stand out from the crowd.

The phrase is metaphorical and relates to the fact that naturally occurring diamonds are quite ordinary at first glance, and that their true beauty as jewels is only realized through the cutting and polishing process.

I can’t think of another way to describe my latest home staging project other than a “Diamond in the Rough.”

A Home Staging Story

In a highly influential neighborhood on the outskirts of Atlanta sat a home that had lost its value and had been pegged by realtors as a home that would never hit it’s million dollar price tag. Even though its location could justify its asking price, most of its beauty and charm had been lost to time.

In the first initial meeting with the homeowners, the budget was established along with an expected completion date. With only four months to transform this hidden jewel and on a limited budget, I agreed to take on the project.

While previewing the home, I stood in the entryway and marveled at the possibilities. With a decorator’s eye, I began to imagine how it could be brought back to its formal splendor. First, by concentrating only on its bones, I drew up a plan for what changes needed to be made. Cosmetically, I knew without a doubt that with a bit of polishing, this gem of a house could be returned to its formal beauty and provide the homeowners with the asking price they desired.

I began by selecting new paint colors to create a new color palette. Next, the dated hardwood floors were addressed. Although the architectural millwork added character to the walls, the fireplaces looked dated, fussy and needed some refining. The kitchen needed new countertops and appliances, a larger island and freshly painted cabinets. Then there came the real contender….the master bath. The entire bath had to be renovated and updated to bring it back to its luster. In turn, this room was destined for a complete gut job!

Once the major construction projects were tackled, I began the staging. I worked my magic by repurposing with existing furnishings and purchased a few new items. Soon the home began to take on a life of its own. Every room went from tired and outdated to hip and stylish!

Grand Entryway
First impressions mean so much! It all began with the floors; the former dated pink inlaid granite was removed and changed to a gray and black sophisticated tile. We refurbished the wood floors and added a custom stain (mixing Jacobean with Provincial by Minwax). Gray and white carpet in a trellis pattern was installed on the stairs. The entryway soon became the architectural statement of the home.

Formal Living Room
Most staging projects have limited budgets and this one was no exception. By repurposing as much of the existing furnishings as possible, we were able to transform the formal living room back to its original beauty with minimal changes. The most significant expense in this room was replacing the tile on the fireplace surround. I selected a 24 x 12 tile that resembled a gray stone. A few new accessories and a fresh coat of paint and soon this room was completed.

A Dream Kitchen
The heart of any home is the kitchen and is one place where home staging makes an impact. A fresh coat of paint on the cabinets and a larger island was necessary. New quartz countertops replicating Carrera marble, a larger cooktop, and a new backsplash in blue and green glass tile turned this outdated space into a dream kitchen. Keeping in mind the budget, we choose to paint the existing table and chairs to match the cabinets and trim instead of buying new.

A Cozy Space
Every home needs a place where one can kick back and relax and a million dollar home is no exception. From the dark and drab brown tones to a fresh blue color scheme, this family room became a peaceful new oasis. To create a transitional style, we removed the traditional mantle and outdated tile on the fireplace surround. I selected 24 x 12 rectangular gray tile that mimicked travertine stone. We installed it vertically and horizontally for a contemporary look. A coat of white paint added to the bookshelves gave the room a fresh clean look.

Perfect Office Space
Hidden in the 3rd garage was an ideal space for a home office. Not much was needed in this room but a fresh coat of gray paint on the desk and the walls. A few accessories added depth and texture, transforming this room into the perfect office space.

Unexpected Beauty
This space was initially designed to be a music room. With a few subtle changes, it was transformed into a light and airy living room. Using the homeowners existing chairs and tables, we only added new colorful artwork that drew your eye into the room. A new poof, a mirror that pulled nature and light in through the windows and an unexpected birdhouse add charm and character to the room.

At Home Vacation
Today, most luxury hotel rooms are decorated in a sleek transitional style. The goal of this master bedroom was to emulate that style. By combining clean lines, soft colors and texture we created an elegant space with a contemporary twist. The original sleigh bed was too massive and traditional for the new design scheme. With the budget being stretched, I purchased an inexpensive upholstered headboard online to create a simple contemporary look. Newly purchased blush throw pillows, drum shade lamps, and a side chair gave this room a much more luxurious appeal.

A Day at the Spa
The biggest transformation of this whole project was the new master bathroom. Even though it ate up a big part of the budget, the room went from ordinary to extraordinary and became a huge selling feature adding value to the home. We replaced the outdated tub and shower with a new glass shower enclosure and a stand-alone tub. Gray ceramic floor tile, new gray cabinets, and white quartz countertops were added. To create drama and to anchor the space, the overhead lighting was replaced with a large modern lantern. A few accessories were added in blush tones. Viola! The room became a sophisticated home spa!

Repurpose and Reuse
The extra bedrooms took on a life of their own with a few simple changes and a new coat of paint. Looking to save money by repurposing things, we found each room told its own story.

The girl’s bedroom was accented in lavender. I took my cue from a piece of artwork that I purchased from Home Goods of a purple giraffe that I hung over the bed.

The boy’s room sported a new headboard with a forgotten bulletin board found in the basement.

The guest room was decorated in blue and white. I purchased a new rug and coverlet from Wayfair. I was able to repurpose some of the homeowner’s accessories to establish an inviting cozy bedroom.

By the time we got to the fourth bedroom in the basement, all that was needed were a few metal flowers replicating a headboard, a new comforter, and a few throw pillows.

The Hidden Hideaway
And last, but not least, the basement became the home’s Wow Factor! The homeowner had a collection of hidden gems that made designing this space spectacular. With a fresh coat of paint and leaning toward a Scandinavian theme, the basement became the perfect space in which to entertain. From the cozy leather sofas to the open seating and terracotta accessories, its rustic charm was a big hit!

So, you may be wondering …how much did it sell for and how long it was on the market?

I was not surprised when the Realtor called to tell me that the home had sold in 4 days for the asking price of 1.2 million.

The moral of this story…. HOME STAGING WORKS!!!
